AI Operational Readiness Audit · Built for CCIMs

90% of CRE firms are piloting AI. Only 5% have achieved all their AI goals.

JLL 2025 Global Real Estate Technology Survey, 1,500+ CRE decision-makers.

The gap between those two numbers is where most CCIM practices are stuck. This is a paid, independent diagnostic that finds exactly where you sit, then tells you the honest next move. It ends in one of five solutions, and one of them is me telling you to buy nothing.

The problem

Most CCIMs are stuck between piloting and operating.

01
The piloting trap
You have tried ChatGPT. Maybe a market tool or two. The pilots are interesting, but they never become how the practice actually runs.
02
The 4-hour underwriting tax
Most CCIMs lose 3 to 4 hours per deal on prep work. Comps, demographics, supply data. That work is research, not analysis.
03
Disconnected tools
CRM in one place, data tool in another, AI in a browser tab. Nothing talks to anything. The real workflow lives in your head.
04
No governance, no ROI proof
Without a readiness baseline you cannot defend AI spend or show what it returns. So it stays a side experiment instead of a system.
The audit

A clear read on where your practice actually stands.

We spend ninety minutes together, live. I score your practice across seven dimensions, then show exactly what would move you from piloting AI to operating it. The ninety minutes is the part you sit through. It is not the part you are paying for.

01
AI Strategy & Governance
Whether you have a defensible plan and fiduciary-grade guardrails for using AI in your practice.
02
Data Readiness
Whether your deal, market, and contact data is structured enough for AI to actually use it.
03
Process Operationalization
Which of your workflows are ready to run on AI today, and which ones are not yet.
04
Team Capability
Whether you and your team can run the systems once they are live, without leaning on a vendor.
05
Technology Stack
What you already pay for, what overlaps, and what is missing from your current tools.
06
Security & Compliance
How client data is handled, where fiduciary duty applies, and where your regulatory exposure sits.
07
Financial ROI-Readiness
What AI should return in your specific market, and how you would measure that return.
What you walk away with

Three deliverables. Yours to keep.

Deliverable 01
7-Dimension Readiness Scorecard
A scored baseline of where your practice sits today, dimension by dimension, with the friction points called out.
Deliverable 02
A Spec You Own
A written, vendor-neutral spec of what your practice actually needs. It is yours. Take it to anyone, or to no one.
Deliverable 03
12-Week Sequence
A phased plan for what to do first, second, and third, so AI becomes part of how you operate instead of another open tab.
The honest part

Every audit ends in one of five solutions.

Most people selling an AI audit have one answer and are working backward from it. Here is every answer I can give you, including the ones that pay me nothing.

Solution 01
One or more of my AI models/applications fit
These are applications I built and I own.
Solution 02
None of my tools fit
I tell you what does and where to get it. I am paid nothing for that.
Solution 03
You are already doing it right
Any tweaks are covered in your audit action plan, and that is a real result on its own.
Solution 04
AI does not fit your practice
Not yet, maybe not ever. That's something no one else will tell you.
Solution 05
Your gap is skill, not tools
Sometimes the answer is training, not software. If you are multifamily, I run a cohort for that. If you are retail, office, or industrial, I have other ways to recommend or teach you.
About the obvious conflict

Some of the tools I might recommend are mine.

AcquisitionPRO®, W.A.L.D.O.™, Maturr™, PropTracerPRO™, ScriptGeneratorPRO™. I make money if you buy them. Saying that out loud is not enough, because it just moves the problem onto you. So here is what I actually do about it.

01
You see everything first
Every tool I might point you to is right here, each with its own page, before we ever talk. Nothing hidden, nothing bundled to bury a cost. Whatever I recommend in your audit, you have already seen in the open.
02
Paid nothing on anything not mine
No referral fees, no affiliate revenue, no kickbacks. If the right answer is a competitor's product, that is what the spec says, and I earn zero.
03
The spec is yours and portable
Vendor-neutral, and it keeps its full value if you buy nothing at all. The test I hold this to: would it have been worth the money if I told you to buy nothing? If not, I built the wrong product.

Here is the whole shelf, in the open. Each one links to its own page.

The fee is not credited against anything you buy later. Crediting it would give me a reason to point you at the expensive answer. Run a multi-office firm and want a firm-wide audit? Mention it on the call and we will scope it there.

Who runs your audit

Built by an operator, not a vendor.

I'm David Monroe, CCIM. I have spent 14 years in commercial real estate as a multifamily investor and broker. I also teach for the CCIM Institute, one of roughly 60 instructors worldwide.

Before that I served 11 years in the United States Marine Corps. I have closed deals and I have lost on them, including $1.3M on one. I have also shipped real AI tools that brokers use today. This audit comes from operating the work, not from selling software.

"Some of the tools I might recommend are mine, and I tell you that before I ever see your answers. If the honest answer is to buy nothing, that is what the audit says."

Questions

Straight answers before you book.

Is this just a sales pitch for your software?
I only make money on two of the five solutions. The other three pay me nothing, and one of those is me telling you to buy nothing at all. I publish what each of my tools does and who it is wrong for before I ever see your answers, so you can hold my recommendation against it.
Which one should I pick, and what if I run a firm?
It is the same audit either way. The Founding rate is for the first ten, in exchange for an honest write-up. After that it is the Core rate. If you run a multi-office firm and want a firm-wide audit, mention it on the call and we will scope it there.
What if we have not really started with AI yet?
That is fine. The audit meets you where you are. Starting from zero just means a clearer runway and fewer habits to undo.
What do you need from my team?
A short intake on your tools and data, and access to the people who run your key workflows. The lift on your side is light.
How long does it take?
The audit itself is a single 90-minute live session after a light intake. You get the written scorecard, spec, and 12-week sequence within a few days of that session.
Do you do the implementation too?
I am not selling implementation. If one of my tools fits, you buy it like any other customer. If nothing of mine fits, I tell you what does. The audit stands on its own and is priced on its own.
What if you tell me to buy nothing?
Then you keep the scorecard and the spec, and you saved whatever you were about to spend on the wrong thing. That is the audit working, not the audit failing.
Is my data confidential?
Yes. Your deal data, client data, and practice details stay private and are used only to produce your audit.
What happens on the discovery call?
We talk through your practice and whether the audit is a fit. No pressure. If it is not right for you, I will tell you.
